About Us

Executive Strata is a boutique Strata Management company managing strata schemes throughout the Sydney metropolitan area.

The business is family owned and operated which guarantees that you are dealing directly with the owners. Customer service is our priority to ensure that we retain your business and build ongoing relationships.

We are licensed to manage all types of Strata schemes in NSW. Our staff members have background in law, insurance, banking, and accounting (CPA) to provide assurance that your strata building is managed appropriately.

We also provide advisory services to developers of new strata schemes relating to townhouses, residential units, mixed use (residential/commercial) buildings as well as neighbourhood and community titles.

Our Services

Executive Strata offer the following advisory services to developers:

Preliminary budgets for inclusion in
marketing/pre-sales stage
Drafting by-laws
Organise initial strata insurance
Issuing s109 certificates for purchasers
Preparation for the Initial Annual General Meeting including strata roll, interim budget, and co-ordination of documents for handover to the owners’ corporation.
Co-ordinate remediation of building defects during defect liability period

We also provide strata management activities for owners’ corporation including:

Ongoing budget monitoring, revision and recommendation
Provide owners with copies of current financial statements as requested
Payment of common property council, water and electricity rates
Assist with legislation compliance
Manage and co-ordinate Annual General Meetings and Executive Committee Meetings
Update Strata roll as required and provide access of records to Strata inspectors conducting searches for prospective purchasers
Issue levy notices and manage levy payments. Owners have the option of BPAY, EFT, Mastercard/VISA, telephone or direct credit
Management of Strata Trust accounts including preparation for independent annual audits by qualified auditors from either a CPA/Chartered Accounting firm or Big 4 Accounting firm
Manage and co-ordinate general repairs and maintenance such as cleaning, gardening, fire safety testing etc, ensuring only qualified tradesmen are utilised

Common Property

The owners’ corporation is responsible for the repair and maintenance of common property.

Common property boundaries of each lot are generally:

  • The upper surface to the floor (excluding carpet)
  • The under surface of the ceiling
  • All external or boundary walls (including doors and windows)

Common property includes:

  • Boundary walls
  • Floors
  • Balcony walls and doors (if strata plan was registered after 1 July 1974)
  • Pipes and electrical wiring in the common property
  • Foyer, lifts, garden, driveways etc servicing multiple lots

Emergency Repairs

Please contact our office for all urgent repairs to common property which have occurred during business hours (Monday to Friday 9am-5pm).

For emergency repairs of common property after business hours and holiday periods, please contact a qualified licenced tradesmen servicing the local area.

If you call a contractor to repair a common area and it is not an emergency, you will be responsible for payment of the account.
